A New Home For Our Lake Of The Ozarks Commercial Properties

Parkside Village Office Building Exterior

We built this site for one reason: to actually show you the properties.

For years, our commercial listings lived on the same generic platforms everyone else uses. A few photos shot from the parking lot, a paragraph of bullet points, and an asking price. That was it. And it never worked, because these properties aren’t the kind of thing that fits in a thumbnail. They’re acres of land sitting on Highway 54, with lake access, freeway visibility, and real development potential. You can’t see any of that from a phone snap taken at eye level.

So we did it differently this time.

A Drone, A Web Team, And A Plan

We had a drone crew come out and fly the whole portfolio. Every property, from above. You can see the slope of the land, the distance to the water, where the highway exits feed in, and how much room there really is to build. The footage tells the story better than any listing description ever could.

Then we brought in TheFinalCode.com to put it all together. They handled the design, the build, the SEO keywords, and the way each property page reads. Their team mapped out how investors actually search for commercial land, structured the site around it, and made sure the drone footage and the copy work together instead of fighting each other. We wanted a real sales tool, not a brochure that sits on the internet collecting dust. That’s what they delivered.

The result is a site that does what we actually need it to do:

What's On The Site Right Now

We have five commercial properties listed across the Osage Beach Parkway corridor, ranging from $275K up to $4M. Two acres on the small end, fourteen on the large end. Each one is on or near Highway 54, which is the main road feeding into the Lake of the Ozarks region.

A few highlights worth pointing out:

  • The 14-acre Parkside Village parcel is the biggest piece in the portfolio. Raw land, mixed-use zoning, utilities already in place. If you have a real project in mind, this is the one to start with.
  • The Broadwater Bay site is the one we’re most excited about visually. It sits right on the Highway 54 exit, a quarter mile from the lake, and we had renderings done showing what it could become. A watercraft storage facility. A mid-size hotel. A regional operations center. The drone footage on this one is something else.
  • The smaller parcels at 5231 Osage Beach Parkway and along the corridor work well for retail, service businesses, or anyone who needs freeway visibility without paying for fourteen acres they won’t use.

The Lake of the Ozarks pulls in around 2.5 million visitors a year and supports a $20 billion tourism economy across Missouri. Demand here doesn’t really stop. It slows down a bit in winter and roars back in summer, but the underlying activity is steady year-round. That’s what makes commercial land along this corridor different from much of the market.

What's Next

This site is the start, not the end. We’ll keep adding listings as the portfolio grows, post updates when properties move, and write more about what’s actually happening in the Osage Beach commercial market. If you want to walk a site, talk numbers, or just ask questions about what we have, reach out here or call us directly at (573) 279-2332.

We’re proud of how this turned out. Thanks for taking a look, and we’ll see what the future holds.
