From raw land to motorcycle dealership.
We created this concept to show what this land could become. Watch the parcel go from trees, to cleared and graded, to a working motorcycle dealership — with up to 38,000 cars a day going past the sign.
An illustration of what the land could become — not an approved site plan.

Why this land works for motorcycle dealership.
Riders don’t just buy a bike — they want somewhere to ride it. This concept puts both on one site, on the highway everyone drives to get to the lake.
The showroom sits right up front on Highway 54 with parking and a row of shiny merchandise facing the road. A drive leads down the hill to the graded lower level, where there’s room for a full motocross track with hoop-de-doos, a second track and a kids’ track. At the back, a big lot for RV parking and camping — because a lot of riders tow their bikes in and stay the weekend.
More than a dealership — a destination
Add bleachers along the track and this becomes somewhere people go on purpose: race days, demo rides, manufacturer events, a rally weekend. Riders come for the event and leave with gear, parts or a new bike. Several brands could even share it as a co-op showroom and event venue.
The track is the billboard
People driving down the road see the action. That turns a dealership into a destination — and gives you plenty of people pulling off the highway who weren’t planning to.
The neighbors help
The parcel sits right next to the Harley-Davidson dealership, so riders already know this exit. A second brand, an off-road specialist or a powersports dealer would be joining an existing destination rather than creating one from scratch.
It’s right here, and you’d be the first one.
Who this is for
- Powersports and motorcycle dealers adding a lake-market location
- Race and event promoters looking for a permanent venue
- Off-road and motocross operators who want a track with retail attached
- Dealer groups looking for a destination store, not just a lot
