The concept

From raw land to self-storage.

We created this concept to show what this land could become. Watch the parcel go from trees, to cleared and graded, to a working self-storage — with up to 38,000 cars a day going past the sign.

An illustration of what the land could become — not an approved site plan.

Why this land works for self-storage.

Imagine 38,000 cars driving past your sign every day — plus everyone heading to the lake with their boats, their kayaks and their jet skis.

This concept isn’t one big building. It’s a full lake storage center: a self-storage building up front on the highway, covered canopies for boats, pontoons and jet skis, an RV storage lot on the back level, an indoor boat-storage building and an outdoor yard for trailers, kayaks and everything else. In the middle, a drive-thru coffee shop gives people a reason to stop every day — and gives the owner a pad lease on top of storage income.

Demand that’s already driving by

Storage demand at the Lake follows seasonal residents, weekenders and the recreation market — and an estimated 180,000-plus boats associated with the lake. A lot of those people need a place to keep their boats, and they tow them right past this frontage.

When the season ends

Every fall, homeowners pack up boats, jet skis, RVs and trailers — and so do the marinas, rental outfits and other lake businesses. All of it needs secure winter storage close to the water, and all of it is already driving past this frontage.

A site that rewards patience

The land sits where Osage Beach already works every day. Roads, utilities and services are in place, so you can plan from what’s observable rather than a best-case forecast. Build the front building first, add canopies and the RV lot as occupancy fills — the 8.6 acres give you room to phase.

Who this is for

  • Self-storage operators and REITs entering or expanding at the Lake
  • Boat and RV storage businesses that need highway visibility
  • Investors who want a coffee-shop pad lease on top of storage income
