Commercial Lot for Sale at the Lake: What to Check Before You Buy

The Lake of the Ozarks wasn’t built for easy construction. Bagnell Dam backed up the Osage River to make it, and the land around its 1,150 miles of shoreline, per Ameren Missouri, is hilly. Anyone who has shopped for a commercial lot for sale around here knows how it goes. You find a spot with great frontage, then you see the grade, and then you see what the dirt work is going to cost.
So before you fall for a lot because of the road it’s on, run it through five checks. They cover most of what buying commercial land at the Lake comes down to, and we’ll use one of our own listings, 5231 Osage Beach Parkway, as the example.

The Commercial Lot for Sale Checklist
The grade
Most lots around the Lake have uneven terrain. That isn’t a dealbreaker, but it changes the math. On a flat site, site plans are simpler to draw, utility lines are easier to run, and construction moves faster with fewer surprises that push the schedule back. You can use almost all of the lot for buildings, parking and traffic flow instead of losing it to slopes and drainage.
Level lot
Sloped lot
On a sloped site, you pay for dirt work before you pour anything, and you lose usable acreage to the grade. 5231 is about three acres of level commercial land, which is rare in this area.
Water and sewer
Don’t assume city utilities. At the Lake, plenty of land still means planning around a septic system and a well, which limits what you can build and how big. Ask whether city water and sewer are on the site or only nearby, and what it costs to bring them in. 5231 has city water and sewer on site, and power is ready for development.
Access and visibility
For retail, a lot is only as good as how easily people see it and pull into it. Check these three things:
- Can drivers see it from the main road before they pass it?
- Is there an exit or turn that gets them in without a fight?
- Can delivery trucks get in and out?
5231 sits near the freeway, with a freeway exit at the top of the property and visibility from both the main highway and the business route.
The traffic that’s already there
A business on a road people already use every day gets steady exposure without paying for ads just to be seen. Osage Beach is getting busier, too. The town grew 8.7% from 2020 to 2025, according to the U.S. Census Bureau. In August 2026, the city approved tax increment financing for a $650 million redevelopment of the old outlet mall, anchored by a Bass Pro store, according to KY3. We covered what that project means for the road in our post on the Osage Beach outlet mall redevelopment.
Whether the lot fits your use
Retail land for sale isn’t one size fits all. A car lot needs frontage and clean customer flow. A home improvement store needs room for parking and delivery trucks. An office building needs presence from the road. Match the lot to the project, not the other way around.
We’ve had renderings made for 5231 as a retail car lot, a mixed-use office building, a home improvement store and self-storage.

Pitch your ideaHow to Buy Commercial Land Without Surprises
If you’re working out how to buy commercial land at the Lake, run every lot you look at through the same five checks before you make an offer. Tick off the ones your lot passes and compare it with 5231.
Your lot passes 0 of 5 checks.
The checklist covers the land itself. Before closing, ask your attorney and lender what else they need, such as an environmental review. We explained how that works in our post on the Phase I environmental site assessment.
Buying a Business vs. Building One
Plenty of people search for a Lake of the Ozarks business for sale because they want a way into this market. Buying an existing business is one way in. Building your own on the right commercial lot is another, and then you choose the location, the size and the layout yourself.
