Why Highway 54 Land Is So Scarce

Highway 54 is the main corridor into the Lake of the Ozarks, running through Lake Ozark and Osage Beach on its way to Camdenton. Its frontage is already lined with retail, restaurants, dealerships, and services, and most of the open lots in this area have uneven terrain that makes building harder. That’s why 6432 is the only property currently available on this stretch.

Osage Beach Is Still Growing

You’d expect a corridor this built out to slow down. It hasn’t.

+8.7%Osage Beach residents, 2020 to 2025

More people

Osage Beach grew from 4,674 to 5,079 residents between 2020 and 2025, according to the U.S. Census Bureau. Morgan County grew 6.7% over the same years.

2.5MLake visitors a year

More visitors

The Lake sees an estimated 2.5 million visitors a year, according to the Tri-County Lodging Association, as reported by LakeExpo. Statewide, 43.2 million visitors spent $12.9 billion in Missouri in fiscal year 2025, per the Missouri Division of Tourism.

$650MOutlet mall redevelopment

More money coming in

In August 2026, Osage Beach aldermen approved tax increment financing for a redevelopment of the old outlet mall, anchored by a Bass Pro store with an entertainment district, according to KY3.

That’s $650 million going into one project in a town of about 5,000 people.

Where 6432 Fits

6432 Osage Beach Parkway is 8.6 acres on the west end of this corridor, next door to the Harley-Davidson dealership. Two acres are ready to build on now, with city water and sewer on site. The rest can be improved as a project grows, so you can start on the ready ground and expand when the demand shows up instead of paying to prepare all 8.6 acres on day one.

The corridor around it is already automotive, retail, and commercial, so every use we’ve had renderings made for leans on the same thing: the traffic going by.

A topographical survey would show exactly how the land can be developed. Even without one, clearing the greenery would make the contours and building areas obvious when you walk it.
