Multifamily Land for Sale in Osage Beach: What the Housing Demand Looks Like

Parkside Village Vacant Land

If you’re looking at multifamily land for sale, the first question isn’t the land. It’s whether anyone is waiting to live there. In Osage Beach, the numbers say yes.

Osage Beach grew from 4,674 residents in 2020 to 5,079 in 2025, an 8.7% jump in five years, according to the U.S. Census Bureau. Nearly a third of the town, 32.5%, is 65 or older. When a 268-unit apartment complex was announced for Nichols Road, LakeExpo described the area’s housing as “desperately under-supplied,” and Osage Beach’s city planner said the need was “greater than it was even in 2020.”

That complex is on Nichols Road. So is Parkside Village, 10 acres of land already mapped for multifamily development.

Who Needs Housing in Osage Beach

A multifamily development only works if you know who it’s for. Osage Beach has three groups that point the same direction, and the first one stands out against the rest of the state.

Retirees

With almost a third of the town already 65 or older, senior housing development is the obvious play. Parkside’s renderings show 55-and-older duplexes on one parcel and a senior living center on the other.

Lake Regional Hospital is a 121-bed, 500,000-square-foot hospital whose 35-bed emergency department sees nearly 39,000 patients a year, according to Lake Regional. The health system lists 1,280 employees, and two blocks is close enough to walk to work.

What to Look For in Multifamily Land for Sale

Demand is half of it. The other half is whether the land can take the project without years of prep. Here’s what matters, and how Parkside lines up.

  • Density it’s mapped for. Parkside’s 10 acres are mapped for about 68 apartment units, with room to expand. The 4-acre parcel allows up to 17 doors per acre.
  • Utilities at the line. Water, sewer and electric are at the property line, and the 4-acre parcel already has water and sewer on it.
  • Zoning that leaves options. The land is zoned C-1 commercial with mixed-use options. Confirm what your project needs with the city before you commit. Our post on what C-1 zoning allows in Osage Beach covers the district.
  • Ground that’s ready. The 4 acres are build-ready. The 6 acres need clearing and excavation first.

The build-ready parcel is where the unit count comes from.

With two parcels at different stages, you can shape the project around who you’re building for: a build-to-rent apartment community, duplexes to sell, senior housing, or a mix.

The Back Door Is a State Park

The 6-acre parcel backs up to Lake of the Ozarks State Park, which covers more than 17,000 acres with more than 80 miles of lake frontage and 12 trails, according to the Missouri Department of Natural Resources. It also has two swimming beaches, and residents could walk to the public beach.

For a residential project, you can’t build a neighbor like that. Here it comes with the land.

Where Parkside Sits

Parkside Village is on Osage Beach Parkway, with a freeway exit at the top of the property and visibility from both the highway and the business route. Lake Regional is two blocks away and the state park is next door. Lee C. Fine Memorial Airport, with its 6,500-foot runway, is nearby.

The full parcel breakdown, gallery and video are on the Parkside Village vacant land page. The whole 14-acre site, including the Class A office building, is on the Parkside Village property page.

The owner is motivated. If you have a different housing project in mind, we’ll have new renderings made that show the land in that setting.
